Homebuying that works around your shifts. You take care of everyone else.
Hi, I'm Wendy, and I'm a mortgage lender. If you work in healthcare, your hours are long and your days off are precious. I make the home loan easy to fit into your schedule, with calls, texts and online paperwork whenever you're off.
Can healthcare workers use overtime and shift pay to qualify for a mortgage?
Often, yes. Overtime, shift differentials and bonuses can usually count when you have a steady history of earning them, typically about two years. Your base pay counts right away. I'll look at your pay stubs and show you exactly what can be used.
Built around how healthcare really works
Healthcare pay can look complicated on paper. It doesn't have to be complicated to qualify.
How your healthcare pay is counted
Here's the simple version of how lenders look at the most common kinds of healthcare pay:
- Base hourly or salary pay counts from your current job, as long as you have steady work history.
- Overtime, shift differentials and bonuses usually need about two years of history. Sometimes a shorter history can work.
- PRN or per diem pay counts when you have a track record of steady hours.
- Travel and contract pay can often be used when you have a history in the field. Tax-free housing stipends are treated differently than your taxable pay.
- A second job can count when you've done it consistently.
Every situation is a little different, so the best thing you can do is send me your pay stubs. I'll show you what counts and what doesn't, before you start shopping.
New grads, new jobs and residency
Just finished school, starting residency, or moving to a new hospital? You still have options. Some loan programs can use a signed job offer, sometimes even before your first day, within certain time limits. Changing jobs within the same field usually isn't a problem either.
Tell me your start date and your offer details, and I'll tell you what's possible and when.
Student loans and buying a home
Your student loans won't stop you from buying a home, but they do count. Even if your loans are deferred or you're on an income-driven plan, they get included in some way, and the rules are different for each loan type. Sometimes picking the right loan type makes a real difference in what you qualify for.
Working toward Public Service Loan Forgiveness? Buying a home doesn't change that. Your plan payment still counts when you qualify, so bring your latest student loan statement.
Working around your schedule
You shouldn't have to take a day off just to talk about a mortgage. Here's how I keep things easy:
- Text me any time, and I'll reply when you're off
- Apply online and upload documents from your phone
- E-sign most documents
- Pick the time you want me to call, even after a shift
- I'll chase down paperwork with your employer when I can, so you don't have to
A lower payment to start
With my SmartStart program, you can lower your payment for the first year or two, or put 1% of your loan toward closing costs. That breathing room can help while you're also paying for the move, furniture and everything else.

Things people get wrong
MythI need a huge down payment to buy a home.
FactMany loan programs need far less money down than people think. Ask me what fits you.
MythTravel nurses can't get a mortgage.
FactMany travel nurses can, especially with a history in the field. How your pay is structured matters, so let's look at it.
MythMy student loans mean I can't buy yet.
FactPlenty of people buy with student loans. The key is knowing how they'll be counted for your loan type.

Hi, I'm Wendy Thompson

Questions from healthcare workers
I work nights. Can we still do this?
Absolutely. Text me whenever works for you, and you can apply and upload documents online any time of day.
Does my overtime count?
Often, yes, when there's a steady history of it, usually about two years. I'll look at your pay stubs and explain what can be counted.
I just changed jobs. Can I still buy?
In many cases, yes. It depends on the type of change. Tell me about it and I'll give you a straight answer.
Can I buy a home before I start my new job?
Sometimes. Some loan programs can use a signed job offer before you start, within certain time limits.
I'm a travel nurse. How is my income counted?
Your taxable pay can often be used when you have a history in the field. Housing stipends are handled differently. Send me your contracts and pay stubs and I'll walk you through it.
Do my student loans count against me?
They're included, even if they're deferred or on an income-driven plan, but how they count depends on the loan type. Choosing the right one can help.
Is there a special program just for healthcare workers?
This page isn't a special program. It's me, making the process work for people with healthcare schedules. I'll also check whether you qualify for any down payment help.
How long does the process take?
It depends on the home and how quickly paperwork comes in, but getting pre-approved first makes everything faster.
